Port Picton Homes will soon break ground on the first phase of its Cold Creek development, on 80 acres between the Loyalist Parkway and Sandy Hook Road.
Preliminary site clearing has begun on the Hineman Street entrance in preparation for the first phase, 184 townhomes out of a total planned build of 900 new homes, ranging from apartments and stacked townhouses to detached houses, over the next decade. The first phase will be ready for occupancy in late fall.
Developer David Cleave says that since sales signs were posted this week advertising townhomes starting at $349,000, “the phones have been blowing up.“
“The response has been incredible – it’s clear there is a demand for an affordable product in our community.”
Eight townhouses are priced at $349,000. A further 140 will be offered at $500,000 in pre-construction pricing. Six different models will be on sale.
According to CREA, the national average home price in April 2025 was $680,000.
“The relatively high density of the site made these prices possible,” said Mr. Cleave. “This will be the most affordable subdivision ever built here.”
The subdivision will be the first in the County to avoid gas for heating or cooling. Instead, Mr. Cleave proposes heat pumps and, where possible, geothermal technology. “This will remove one more monthly energy invoice to the customer along with lower energy use through heat pump technologies,” he notes.
The development will include underground parking and a large open park, with wetland spaces and a forest zoned EP to be deeded to the municipality.
