A small land exchange between Nicholas Street Homes and the municipality is the final step before the development goes to construction.
The County is transferring ownership of a 6.7 square metre piece of Delhi Park to allow the developer to install an underground parking ramp. After consultation across departments, municipal staff indicated that the land should be declared surplus.
Road allowances on David Street and Cumberland Street are being transferred to the developer to allow them to consolidate the two parcels of land it owns. In exchange, four parcels of land will be transferred from Nicholas Street to the municipality. Two of these will help to create a buffer zone between the development and the wastewater treatment plant. The other two parcels will house underground municipal infrastructure and preserve public access to Delhi Park.
“This is definitely to the benefit of the community and in particular, Delhi Park,” said Councillor Phil St-Jean.
“We’re not losing any territory or access to Delhi,” Councillor MacNaughton added. “The access route is going to be preserved forever.”
The Nicholas Street development, a mix of affordable and market rentals, was approved by Council last November. It features 108 apartment units, six townhouses, and two semi-detached houses.
With this final piece of site plan approval satisfied, Interim CAO Adam Goheen said “construction is imminent.”
